BUILDING MAINTENANCE SUPERINTENDENT
COUNTY OF SANTA CRUZ
Under direction, plan, organize, manage and coordinate the operation and maintenance of County buildings and equipment including custodial services; direct, through subordinate supervisors, the work of a staff engaged in a wide variety of skilled, semi-skilled and unskilled tasks related to the operation, maintenance, repair and alteration of County buildings and mechanical plant equipment located in County buildings; function as the back-up to the Emergency Services Coordinator and perform other duties as required.
This single position classification is responsible for managing the operation and maintenance of County buildings and equipment and for insuring that these comply with local, State and Federal laws and regulations related to safety, environmental issues and public access. It is distinguished from the next lower classifications of its subordinate supervisors, such as Building Maintenance Supervisor, by its countywide responsibility for building and equipment maintenance and repair and provision of custodial services. This position may be required to be on-call and subject to extended work hours when serving as the Emergency Services Coordinator.
Plan, organize, manage and coordinate the operation and maintenance of County buildings and equipment and the provision of custodial services; through subordinate supervisors, direct the work of general maintenance, custodial and plant maintenance staff; review work orders and determine priorities in light of available staff and materials; reassign subordinates between crews and projects as needed to meet deadlines and workload demands and to cover absences; select, direct, train and evaluate subordinate staff; schedule vacations, assign work schedules, prepare and/or review employee performance evaluations prepared by subordinate supervisors, and resolve informal complaints and grievances; ensure that the work of the Division is completed in a timely manner and that work is performed in accordance with Departmental policy and accepted standards; ensure that safety standards are observed; meet with fire, safety and regulatory inspectors to discuss possible hazards and corrections; work with departmental representatives and officials to determine scheduling and the nature of building alterations and repairs; provide information on possible alterations and time and material costs; schedule work to minimize disruption to operating departments; review subordinate prepared cost estimates, purchase orders, progress and activity reports, paint schedules, preventive maintenance records and equipment records; develop specifications for bidding purposes; contact suppliers to locate and expedite delivery of materials and supplies; meet with contractors and consultants to provide and obtain information on building structure and mechanical plant alterations, installations and construction; provide project management for contract projects; develop project calendars; coordinate materials and staff for large projects; direct and prepare cost estimates and order materials for major projects; coordinate the work of private contractors engaged in alteration or repair of buildings; inspect work of contractors to see that work is performed satisfactorily; maintain blueprints, records, reports and required plans for building facilities, such as hazard materials management plans; develop long range plans for major County improvement and maintenance projects; and prepare periodic progress and other reports; as back-up to the Emergency Services Coordinator, typical tasks include: directing the operations of emergency services, mobilizing materials, directing staff to meet emergency needs and keeping the County Administrative Officer informed of the status of emergency related activities.

Education and Experience:
Any combination of education and experience that would provide the required knowledge and abilities is qualifying, unless otherwise specified. A typical way to obtain these knowledge and abilities would be:
Four years of increasingly responsible experience in one or more of the following: general building maintenance for office and institutional buildings; mechanical plant equipment maintenance and repair; and provision of custodial services for office and institutional buildings. At least two years of the qualifying experience must have included supervisory responsibilities.
License Requirement: Possession of a valid California class C driver license.
