| Proposal to reconstruct the attached rear unit of an existing nonconforming two-unit dwelling group (conforming dwelling unit) that is located partially within the required side and rear yard setbacks and on a site where there is an existing 54% lot coverage. Requires a Site Development Permit for reconstruction of a nonconforming structure; a Variance to increase the height of a portion of the structure within the nonconforming side and rear yard setbacks from 20 feet 6 inches to 21 feet 9.5 inches; a Variance to increase the existing nonconforming Floor Area Ratio (FAR) from 67% to 68%; a Notice of Coastal Exclusion and a determination that the project is exempt from further review under the California Environmental Quality Act (CEQA). Project requires a Large Dwelling Review and a determination that the project is exempt from further review under the California Environmental Quality Act (CEQA). Property is located on the east side of Newell Drive, approximately 2.7 miles north of the intersection of Cathedral Drive and Trout Gulch Rd (2320 Newell Drive).
